From Sun City to the downtown square, Georgetown's homes need different things
Georgetown has grown into one of the fastest-growing cities in the United States, and that growth spans decades of housing stock. Near the Williamson County courthouse square, you'll find homes from the 1950s and 1960s with original ductwork and systems that have been patched together over time. Sun City Georgetown, the large 55-plus retirement community on the northwest side, represents a substantial portion of Georgetown's homes and has its own set of HVAC characteristics. Berry Creek, the eastern growth corridor, and newer master-planned communities closer to I-35 represent the most recent wave of construction.
We're based in Leander, which sits just south of Georgetown. It's a straightforward drive up 183 or through Leander Road. Georgetown winters are slightly colder than Leander in most years, which makes heat pump sizing and heating system condition more important than they might seem in summer. Some Georgetown neighborhoods are distinct enough to warrant their own page. Cimarron Hills, the Jack Nicklaus golf community off Highway 29 near Ronald Reagan, is a good example — its earliest phases date to the mid-2000s, so original equipment there is now reaching the end of its service life while the Villas and newer estate builds are running far more recent systems.
Sun City Texas and Wolf Ranch sit at opposite ends of that range, and they have their own pages for good reason. Sun City has been building since 1996, so its oldest sections are on their second or third system and nearly every home is single-story with the entire duct run through a punishing attic. Wolf Ranch, by contrast, only finished its first phase of homes in early 2017 — there the questions are about builder-installed equipment, balancing a two-story floorplan, and what warranty coverage is still in force.
