Sun City Texas began when Del Webb bought roughly 7,000 acres in west Georgetown. The city approved the plan in February 1995, ground broke that May, and the first residents moved in during the spring of 1996 — 613 homes sold in the first 54 weeks alone. Three decades on it is the largest active-adult community in Texas, with more than 9,900 homes built toward an approved buildout near 10,550. Floorplans run from roughly 1,000 to 5,000 square feet, predominantly single-story single-family homes with a smaller number of attached villas, spread across the Legacy Hills, White Wing, and Cowan Creek golf neighborhoods.
That thirty-year spread is why no two service calls here look alike. A home in one of the earliest sections is already on its second or third system, while the newest phases are still inside manufacturer parts coverage. Two things stay constant, though. Sun City is overwhelmingly single-story, which means the entire duct system lives in an attic that runs well past 130 degrees in August — and flex duct that has been up there since the nineties sags, separates at the boots, and leaks. And because this is a 55+ community, the house is usually occupied straight through the hottest part of the afternoon rather than sitting empty until six, so the equipment works a full-load day instead of a partial one.
