Hillwood Communities bought the Wolf family's ranch in 2014 after 65 years in the same hands, broke ground in December 2015, and completed the first phase of homes in early 2017. What started as a 755-acre tract at Highway 29 and I-35 has grown to roughly 1,120 acres and about 2,600 planned homes, making it the largest active master-planned community in Williamson County. Lennar, Perry, Highland, Drees, Coventry, Tri Pointe, and Westin have all built here, across sections including the original Hilltop and the newer South Fork down along the river. The Den amenity center, Wolf Ranch Elementary (opened in 2020), and 3.5 miles of trails sit inside the community, with Wolf Ranch Town Center right at the front.
Because nearly every home here was built in 2017 or later, Wolf Ranch service calls look nothing like the ones we run in Georgetown's older neighborhoods. Almost nobody's system has died of old age yet. What we do see is the predictable set of new-construction problems: builder base-model equipment specified to the floorplan rather than to the lot and its orientation, an upstairs that runs five to eight degrees warmer than the downstairs, duct runs crimped or pulled loose during the rush from drywall to trim-out, and returns still pulling site dust in the sections where building continues. The other thing owners routinely miss is warranty. Most manufacturer parts coverage runs ten years, but only if the equipment was registered after closing, and builder workmanship coverage on the earliest Wolf Ranch homes has long since expired.
