Repair or replace a 12-year-old AC

A 12-year-old air conditioner in Leander is not old by the calendar and not young by the hours it has run. Carrier puts the working life of a maintained central AC at 15 to 20 years and an unmaintained one at 10 to 12, so a twelve-year-old system sits exactly where those two answers diverge. Whether to repair it or replace it comes down to which of those two systems you own, and a handful of findings settle that.

Is 12 years old for an air conditioner in Central Texas?

It is middle-aged on paper and older than that in practice. Carrier, the manufacturer we install, says most air conditioning systems last 15 to 20 years with proper maintenance, while neglected systems might fail around the 10-year mark. The same page makes the point that matters here: a unit in a northern climate with short, mild summers accumulates far fewer running hours than one battling long, humid summers in the south.

Leander is the second kind of place. The Energy Information Administration's 2020 survey counts 8.51 million Texas homes, 83 percent, on central air, and those systems run from spring into October. Carrier also notes that a household holding the thermostat at 70°F puts significantly more strain on the equipment than a neighbor at 78°F. Twelve Central Texas summers at a low setpoint is a lot of compressor hours, and the age line should be read with that in mind.

What the age line actually tells you

Age alone is a reason to have the system evaluated, not a reason to replace it. ENERGY STAR's guidance is that equipment more than 10 years old, or not keeping the house comfortable, should be looked at by a professional HVAC contractor, and its replacement checklist starts at the same 10-year mark. A twelve-year-old condenser with a failed capacitor is a repair. A twelve-year-old condenser with a failed compressor is a different conversation.

What age changes is what a repair buys you. At year five a repair buys a decade. At year twelve on a system that has been serviced every spring, it may still buy several summers. At year twelve on a system nobody has touched since it was installed, the next failure is already in the queue behind the one you are paying for now.

The findings that decide it

Three patterns point to replacement, and none of them is a single breakdown. Carrier's replacement guide names regular breakdowns or rising repair costs as the first signal, a sudden increase in electricity usage on normal use as the second, and rooms that are consistently too hot or too cold as the third. ENERGY STAR's list is nearly identical: frequent repairs with bills going up, uneven rooms, and a system that has become noisy.

The repair itself matters too. A compressor or an evaporator coil on a unit this age is the point where most homeowners stop repairing, because the part that failed is the expensive core of the system and the parts around it have the same twelve years on them. A blower motor, a contactor, a capacitor or a fan motor is not that. Fix those and keep going.

The refrigerant question, answered plainly

If your system is old enough to run on R-22, the refrigerant is a real factor but not a deadline. Carrier lists older units still using R-22 among its replacement signals, and the EPA confirms that as of January 1, 2020, no new R-22 is made or imported into the United States. The same EPA page says it does not require homeowners to replace existing equipment, that R-22 systems can continue to be used, and that reclaimed R-22 cleaned to the specification of new refrigerant continues to be available. R-410A is the most common refrigerant in the systems that replaced them.

Newer rules do not force the decision either. The EPA's technology transitions rule set a 700 GWP limit on newly manufactured residential air conditioning products from the start of 2025, and the rule's own fact sheet says it does not restrict the continued use of any existing system and that repair components may continue to be made and sold. A twelve-year-old R-410A system is not obsolete. It is just twelve.

What is not the unit's fault

Plenty of condemned air conditioners were being asked to do an impossible job. ENERGY STAR advises checking the filter every month in heavy-use months and changing it at least every 3 months, and reports that sealing and insulating ducts can improve system efficiency by as much as 20 percent, while improper installation can reduce it by up to 30 percent. A house with one hot bedroom usually has a duct problem, and a new condenser reproduces the complaint with newer parts. Get the ductwork checked before you buy equipment to fix a duct.

What a new unit has to be in Texas

If replacement is the answer, the floor is set by federal rule, not by the salesperson. Texas sits in the Department of Energy's hot-humid Southeast region, where a split-system air conditioner installed on or after January 1, 2023 must be at least 14.3 SEER2 under 45,000 Btu per hour of cooling capacity and 13.8 SEER2 above it. The standard is based on the installation date, so a contractor should not be installing anything below it here. Anything above that floor is a choice about your bills, and a choice to make with the unit's sizing and the ductwork in front of you.

How we handle it

If the part is minor and the system has summers left, that is an AC repair and we say so. If it is a compressor on a twelve-year-old unit that has never been serviced, we say that instead and walk through AC replacement options with the numbers in writing. Carrier's own advice is that annual maintenance is the number one way to make a system last, and an annual visit is also what moves this decision out of a July failure and into a spring conversation.
