Bryson is a master-planned community of about 530 acres in north Leander, near Toll 183A and San Gabriel Parkway. Bryson Ridge Trail runs into the neighborhood from 183A. Crescent Communities first announced it in 2016 with plans for more than 1,500 homesites. Johnson Development now lists it among its completed communities. The name comes from J.C. and Nancy Bryson, who settled here in 1872. Pat Bryson, who married into the family, was Leander's mayor from 1980 to 1990.
Builders here have included Highland Homes, Perry Homes, Tri Pointe Homes, and Lennar. Under an agreement with the city, homes follow farmhouse and craftsman styles. Plans run from about 1,500 to over 4,000 square feet. Residents share The Backyard amenity center, with a resort-style pool, a fishing pond, and a stone fire pit, plus trails, Tower Park, and Dogwood Park.
That history matters for HVAC. Bryson was built in phases over several years, so the oldest systems are now close to ten years old, while the newest homes may still be under warranty. Most of these are production-built homes with builder-grade equipment and ductwork run through the attic. Common trouble spots in homes like these: upstairs rooms that run warm, dirty coils, and refrigerant lines that were never charged quite right.
AC repair for Bryson homes, from failed capacitors to frozen coils and slow refrigerant leaks. We show you what broke and give you a price before any work starts.

Builder-grade equipment isn't bad. It just has known weak spots. We check those first, explain what we find, and give you a written estimate. If a fix will hold, we won't sell you a new system.
